Void period roof checklist for York landlords. What to check, fix, and document between tenancies to protect your investment.
During a tenancy, scheduling roof work requires 24 hours' written notice, tenant availability, and coordination around their daily life. During a void, you have unrestricted access. More importantly, a roof condition survey conducted during the void creates a dated, photographic record of the roof's state at the point where the next tenancy begins. If a disrepair claim arises later, this baseline evidence shows exactly what condition the roof was in when the tenant moved in.
Exterior inspection: walk around the property with binoculars. Look for slipped, cracked, or missing tiles. Check ridge tiles for mortar loss. Inspect chimney stacks for pointing erosion, leaning pots, and cracked haunching. Check gutters for sagging, blockage, and joint leaks. Look at fascia and soffits for rot, peeling paint, and ventilation gaps. Check flashings at chimney, wall junctions, and valleys for lift or cracking.
Loft inspection: check the membrane for tears, sagging, or moisture. Probe battens — soft or crumbling timber means rot. Check timber moisture with a moisture meter (anything above 20 percent is a concern). Assess insulation depth — 270mm of mineral wool is current standard. Check ventilation — eaves vents should be clear, ridge or tile vents present and unblocked. Look for daylight through the roof covering — any visible light means water can enter.
Flat roofs: check for ponding, blistering, splits, and upstand seal condition. Clear any accumulated debris from outlets and gutters. Check that the membrane extends properly behind cover flashings.
Prioritise by risk: active leaks first, then structural issues (soft timber, failed fixings), then weatherproofing (flashings, valleys), then cosmetic (moss, gutter paint). A £200 repair during the void prevents a £2,000 emergency repair and potential disrepair claim during the tenancy.
